Development team
310 Designs & Development is master developer and builder, partnered with Diversified Development Group, a veteran-owned development partner bringing land, project and procurement expertise. Sambatek handles civil engineering, grading, stormwater design and platting.
Infrastructure and phasing
Phase I (Lots 1–37) covers the village along Carriage Hills Pkwy with mass grading and utilities complete for spring 2027. Phase II (38–76) adds the bluff, stormwater parks and trail spine in fall 2027. Phase III (77–107) delivers the lakeshore and waterfront restaurant district in 2028.
Approvals and disclosure
The concept plan is dated 08.21.2026. Lot dimensions, pricing, phasing and amenities remain preliminary and subject to municipal approval and change without notice — we publish the current sheet rather than a marketing rounding of it.
