Cost surprises usually come from a plan that ignores the site: foundation changes, drainage fixes, retaining walls. Because we develop the land and design the home, grade-driven costs are priced into the first budget instead of showing up as change orders during framing.

Homesite selection, then a plan study against the survey, then a combined lot-and-home budget, then selections and permitting, then construction with one schedule and one point of contact. Design review approval is part of our scope, not homework we hand you.
