Base lot prices are standardized: $120,000 for lots 1–37, 47–50 and $180,000 for lots 26–92; direct Cow Bay shoreline carries a $995,000 lakefront base.
Each homesite receives ONE composite premium ($0 – $105,000 on non-lake lots), graded from plan-based attributes only. Premium categories are never stacked line by line, so features buyers read as a single benefit are not double-counted.
