- What is Vierling Shores on Cow Bay?
- Vierling Shores on Cow Bay is a 54.7-acre, 107-homesite lakeside community on Cow Bay in Minnesota, developed by 310 Designs & Development in partnership with Diversified Development Group and built by 310 Design Build. It includes lakefront, villa and single-family homesites, four stormwater parks, 5.17 acres of preserved wetland and buffer, and a 1.65-acre waterfront commercial district with a lakeside bar, restaurant and boat slips.
- Where is Vierling Shores located?
- The community sits at the corner of Carriage Hills Pkwy and Rosewood Rd NE on Cow Bay, with trail connections running through the site.
- How many lots are available?
- There are 107 platted homesites. All lots are currently available except the 15 direct-shoreline Lakeshore lots (93–107), which are reserved and released through a priority waitlist.
- What amenities are planned?
- A lakeside bar and restaurant, boat slips, a waterfront commercial district, four stormwater parks, preserved wetland buffers, and a full trail network connecting Carriage Hills Pkwy to Rosewood Rd NE.
Pricing & reservations
- How much do homesites cost at Vierling Shores?
- Homesites start at $120,000 for village lots and run to $1.5 million for direct Cow Bay lakeshore lots. Lakeshore homesites are priced from $1.35 million to $1.5 million. Every price includes a fully improved lot.
- How do I reserve a homesite?
- Submit an interest form, choose your homesite with the sales team, then place a refundable reservation deposit that holds the lot through purchase agreement.
- How do I get one of the reserved lakeshore lots?
- Join the lakeshore waitlist. Positions are prioritized by submission time, financing readiness and build timeline, and the sales team responds within 48 hours when a lot is released.
- Is the reservation deposit refundable?
- Yes. Reservation deposits are refundable until you sign a purchase agreement.
- What is included in the lot price?
- A fully improved homesite: streets, curb, municipal sewer and water stubbed to the lot, buried utilities, fiber and mass grading.
Building
- Can I bring my own builder?
- No. Vierling Shores is a 310 Design Build community and all homes are constructed by 310 Design Build to protect architectural consistency, schedule and warranty.
- When can I start building?
- Phase I homesites target closings in spring 2027, with construction starts immediately following lot closing.
