How the build process runs
You select a homesite, we model plan options against the actual survey and grade, then we price the home and lot together. From there it's one schedule and one point of contact through selections, permitting, construction and warranty — no general-contractor handoff, no builder-versus-developer finger pointing.
Why the community is single-builder
Vierling Shores is a 310 Design Build community, so outside builders are not permitted. That keeps grading, drainage, streetscape and architectural standards consistent, and it means the party who developed the land also warranties the house on it.
What you can build
Plans range from efficient single-level village homes to full walkout designs on the bluff and lakeshore. Setbacks are 20' front, 25' rear and 7.5'–10' side, with design review approving elevations and materials.
