How lakeshore reservations work
The fifteen Cow Bay lakefront homesites (Lots 93–107) are held under preliminary reservation agreements. This FAQ explains the deposit, refund terms, and how our team prioritizes offers when a homesite becomes available.

When is the reservation deposit due, and what does it hold?+
A deposit is only requested after you accept a homesite offered to you from the waitlist — never to register. Once accepted, the refundable reservation deposit is due within 5 business days and holds the lakefront homesite while your purchase agreement, home design, and construction estimate are prepared (typically 30–45 days). The lot is locked at the list price in effect on the date your deposit is received.
Is the deposit refundable? How do I get it back?+
Yes — the reservation deposit is 100% refundable in writing. You may request a full refund at any point before the purchase agreement is signed by emailing joie@themlsonline.com or notifying your sales representative. Approved refunds are issued within 10 business days to the original payment method. After the purchase agreement is executed, standard earnest money terms apply per that contract.
How are waitlist offers prioritized?+
Offers are extended strictly in waitlist registration order for the specific lot you selected. When a reservation releases, the first registered member for that lot receives a written offer and a 48-hour window to respond. If they decline or do not respond within 48 hours, the offer moves to the next member in line — the released lot never returns to the open market before the waitlist is exhausted. Members may hold position on a single lot at a time.
What does “reserved” mean for these lakefront lots?+
Reserved means a homesite is held under a preliminary agreement and is not available for an open-market offer. Reservations can release — for example, if a buyer’s timeline changes or financing does not finalize — at which point the lot is offered to the next waitlist member before it is ever publicly relisted.
Does it cost anything to join the waitlist?+
No. Registering your interest is free and carries no obligation. No deposit or payment information is collected until you accept a homesite offer and choose to proceed.
Can I join the waitlist for more than one lot?+
You may register interest on a single preferred lakefront homesite. If your first-choice lot is offered to someone ahead of you, let your sales representative know your alternate preferences and we will note them — but priority is tracked per lot, in the order each list is received.
